Real estate businesses may be able to advertise a brokerage, home-search platform, educational resource, or general service in ChatGPT, subject to OpenAI’s eligibility and review. They should not treat it as a new listing-ad channel: OpenAI’s current policy prohibits ads for individual housing rentals or sales.

OpenAI announced a new visual ChatGPT ad format on October 5. The format will first be tested during image generation, with testing scheduled to begin later in October in the United States among an initial group of advertisers. OpenAI says the ads will be labeled, separated from the image being created, and will not influence ChatGPT’s answers.

The company also announced more ways for advertisers to send conversion data, use attribution partners, and study whether ads contributed to results. Businesses can sign up now, but a signup is not a promise of access. OpenAI has not publicly specified the initial group’s size, general pricing, inventory, or a broad release date for the visual format.

The housing policy changes the answer

OpenAI’s current ad policies draw a clear line: ads for individual housing rentals or sales are prohibited. The policy says advertisers may link to platforms with home listings only when neither the ad creative nor the landing page references a specific listing.

That means a visual ad built around one address, one home for sale, or one rental would not fit the current policy. A broader campaign about a brokerage, a home-search service, a real estate education offer, or another eligible local service may be possible, but it would still need to pass advertiser, creative, landing-page, geographic, licensing, and policy review.

Do not assume that changing “123 Main Street” to “homes in this neighborhood” makes a campaign suitable. The complete experience matters: image, wording, audience, claim, destination, data collection, and follow-up. Brokerage rules, fair-housing requirements, advertising standards, and local obligations still apply even when a platform approves an ad.

Plan the conversion before the creative

A new ad format can tempt a team to start with a clever image. Start with the business decision instead. What useful action should a person take after seeing the ad? Examples might include viewing a general service page, reading an educational guide, or requesting a conversation. The destination should match the promise without quietly turning into a specific-listing promotion.

Then choose one measurement that reflects that action. A click shows interest, not a client relationship. A submitted form may show stronger intent, but it does not establish that the ad caused a transaction. OpenAI says its incrementality work—testing whether ads created results that would not otherwise have happened—is still early. That caveat is more useful than a shiny dashboard.

Write down the conversion event, the source of truth, the review period, and the maximum amount the team could test without needing a dramatic result. If those decisions are fuzzy, the campaign is not ready for spend.

Use a no-spend concept to test fit

Before creating an advertiser account or connecting customer data, make one fictional concept. Use a fictional brokerage or a neutral service, not a live property or client. Draft a visual idea, a short claim, a general landing-page outline, and the single action you would measure.

Review the concept with five questions:

  • Policy fit: Does every part avoid a specific home sale or rental?
  • Truth: Can the business support each claim without a guarantee or invented result?
  • Housing fairness: Could the language, image, audience, or destination create an exclusionary message?
  • Continuity: Does the landing page deliver exactly what the ad promises?
  • Measurement: Is the desired action meaningful and distinguishable from a vanity metric?

This exercise can reveal whether ChatGPT ads fit the marketing plan before access, pricing, or novelty drives the decision. It also creates a clean brief for the broker, marketing lead, or qualified reviewer.

Treat data connections as a separate decision

OpenAI’s announcement names integrations and partners for conversion data, reporting, click attribution, and broader measurement. Those tools may make reporting easier, but connecting them can move customer or event data between systems. That deserves its own review of consent, necessity, access, retention, vendor terms, and the smallest data set needed.

A team can evaluate creative fit without uploading a contact list or connecting its CRM. Separate the questions: first, is the campaign eligible and useful? Second, what measurement is necessary? Third, which approved system can provide it with the least exposure?

ChatGPT ads checklist for real estate teams

  • Read OpenAI’s current ad policy before drafting.
  • Exclude individual home sales and rentals from the concept.
  • Use a general, eligible service or education offer.
  • Keep the creative and landing page consistent.
  • Substantiate every claim and remove guarantees.
  • Review imagery, wording, audience, and destination together.
  • Define one meaningful conversion before discussing spend.
  • Do not connect customer data during a creative-fit exercise.
  • Confirm access, country availability, pricing, and controls in the live advertiser account.
  • Require qualified human review before launch.

The practical decision today

ChatGPT ads are worth studying as an emerging discovery channel, not rushing into as a listing tactic. Build one policy-aware, no-spend concept for a general service, define the conversion, and wait for verified access and clear economics before committing budget or data.
